Air Resource (AR)

This search will provide a report which reflects the status of the records at the Department of Environmental Protection regarding presently used fuel burning and/or compacting equipment.

Assessors Card (AC)

A copy of the assessors card will be provided.

Assessors Letter (AS)

An assessors letter will determine the tax classification prior to 1938 and provide a copy of the official 1937 assessment role.

Attorney Search 10 Year (XA)

An Attorney Search is a title examination of the subject premises for a period of at least 10 years. The search must go forward from a bona fide deed which is a minimum of 10 years old. If the property is part of a subdivision or condominium that is less than 10 years old, the search will commence with the deed out of the developer or condominium sponsor. The completed Attorney Search will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Standard search copies will be provided. See "Applicable Liens" section for lien searches to be included in all real property title examinations. In the event a search is brought forward from a deed out of a developer or condominium sponsor, only those names present in the chain of title subsequent to the developer or condominium sponsor will be run for "Applicable Liens".

Bankruptcy Search (BK)

A bankruptcy search will determine whether an individual or corporation has filed for bankruptcy within the last 5 years. Dockets will be provided if located.

Building Plans (BP)

We will make a request to the Building Department for copies of plans file against a specific property.

Building Violation Search (BV)

The building violation search will check the Building Department records for all outstanding violations and provide copies if available.

Business Certificate Search (XB)

A search for any business certificates on file with the County's Clerks Office. (This does not search state-level records)

Certificate of Application for Authority (AA)

A certificate stating a business can operate in New York State

Certificate of Good Standing (CG)

A certificate of good standing will search the records of the Division of Corporations of NY state and report on a corporations status with the state.

Certificate of Incorporation (CN)

Copy of papers filed to form a corporation

Certificate of Occupancy (CO)

In New York City: A certificate of occupancy will determine the present legal occupancy of a parcel. Either a copy of the C of O when available, or building plan numbers that may establish legal occupancy, will be included in the report. Copies of plans can be supplied upon request. Outside of New York City: We will search building department records and abstract all certificates of occupancies, certificates of compliance, certificates of completions and open building permits with copies if available. If a certificate of occupancy is not on file; the search will include information from the assessors office regarding original structures and the approximate year structures were erected.

Certified Assessment (CA)

This is a search that is particular to the Town of Brookhaven. This search will check historic assessor records to determine and certify that a parcel has been improved from 1958 / 1959.

Chain of Title (HX)

The Chain of Title search will commence with a warranty deed and be approximately 40 years (unless otherwise requested by client). The examination will include a copy of the last deed of record and abstracts of deeds in the chain only. Easements, covenants & restrictions, or any other agreements recorded will not be searched unless specifically requested.

Condo W&S Search (WC)

Additional billing for first mortgage condo tax searches.

COOP Search (XP)

A Coop Search title examination consists of a copy of the deed into the cooperative sponsor and a disclosure of the underlying mortgages contained in either the wraparound mortgage or the most recent consolidation agreement of record. Full abstracts of the mortgage and deed chains are not included in our standard co-op search. The search also includes a full lien search against the name of the cooperative sponsor and the name(s) of the existing unit owner. An FTL (federal tax lien), judgment, and pre-filed UCC (uniform commercial code) search will be conducted for the proposed purchaser. Standard search copies will be provided. See "Applicable Liens" section for lien searches to be included in all real property title examinations. The current cooperative sponsor, the unit owner(s), and the proposed purchaser(s) are the only names that will be run for "Applicable Liens".

Copy of Sidewalk Notice (SK)

A search of the county clerk records for a copy of a sidewalk notice filed against a specific block and lot.

Court Filing (CX)

NA

Criminal Warrant (CW)

We will obtain payoffs for criminal warrants, submit clients checks for payments, obtain satisfactions and CDJ's.

ECB Address Search (EA)

An ECB address search will obtain a printout from the environmental control board listing all open ECB fines filed against a specific address.

ECB Name Search (EC)

An ECB name search will provide a copy of the latest ECB judgment book indicating open ECB fines filed against a name.

ECB Payoff (CP)

We will obtain payoff figures and / or submit checks, obtain satisfactions, file satisfactions and obtain CDJ's for ECB violations

ECB-DOB Penalty Search (ED)

The ECB-DOB Penalty Search will provide copies of resolved Department of Buildings ECB violations with open penalty amounts.

Electrical Violation Search (EV)

An electrical violation search will determine if any outstanding electrical violations are recorded against a specific premises, in the appropriate agency.

Emergency Repair Contin (RC)

We will determine if any additional recorded liens or emergency work in progress has been filed against specific premises, at the Department of Rent and House Maintenance from the date of the emergency repair search.

Emergency Repair Payoff Letter (EP)

We will obtain a payoff letter from HPD for amounts found in the HPD mainframe system

Emergency Repair Search (ER)

In New York City: We will determine if any recorded liens or emergency work in progress exists against specific premises, at the Department of Rent and House Maintenance. Outside of New York City: We will determine if any recorded liens or emergency work in progress exists against specific premises.

Examination Continuation (XT)

A Continuation Search is the continuation of a search originally prepared within the last 6 months. (Please note: each County Clerk's certification date of records may vary.) The following exceptions may cause the Examination Continuation to become an Examination Update: (1) time frame greater than 6 months or (2) considerable changes to the record (i.e. deeds, mortgages, leaseholds…..etc.).

Examination Update (XU)

This search is an update of a prior title examination (usually) older than 6 months. The search may include the most recent bona fide deed dated prior to the effective date of the title examination. The completed update search will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Standard search copies will be provided.

STANDARD SEARCH COPIES

Standard copies are photocopies of the source deed, plus any document citing an easement, an agreement, covenants & restrictions or any other notable statement of concern including "Applicable Liens". A copy of the tax map will be provided if available.

Federal District Court Search (FD)

Name search conducted at the Federal District Courts.

Fire Search (FV)

We will provide a report reflecting posted violations at the Department of Fire Prevention.

Flood Hazard Search (FH)

We will determine if a specific property is located within a designated flood hazard area. Upon request, the search will cover the life of loan and can be certified to the lender.

Foreclosure Gap Contin (GX)

A search from the last certification date to the filing of the notice of pendency. The purpose is to confirm the necessary party list on the caption of the foreclosing legal documentation by ensuring all matters of record leading up to the origination of the proceedings have been accounted for.

Foreclosure Search (XE)

A Foreclosure Search is a title examination of the subject premises going back to where the proposed plaintiff's interest was established. The search will come forward from a bonafide deed from the parties being foreclosed. A full copy of the mortgage or lien to be foreclosed along with any related mortgage or lien documents will be provided. The subject premises will be determined by the schedule "A" description found within in the mortgage or lien to be foreclosed. Surrogates will be run on the owners of record. The completed Foreclosure Search will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Franchise Tax (FT)

Franchise tax will reveal if a corporation is current with their income tax.

Fuel Search (FO)

We will provide a report identifying the most current permit for storing fuel oil on file at the Department of Fire Prevention.

Full Search (XF)

A Full Search is a title examination of the subject premises for a period of at least 40 years. The completed full search will include abstracts of all: deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. A Reference Search (Developer Forward with Supplied Reference) is a title examination of property that is described as a lot on a subdivision map and it is agreed by the customer to take good in the property's history up to the point that the subject premises is first conveyed into the developer. A reference report must be supplied by the customer or AIS. The deed into the developer will be reviewed to determine if it encompasses both the reference lot (as indicated in the reference report) and the subject premises. In addition, the date of the deed that first conveys the reference lot from the developer will be compared with the date of the deed conveying the subject premises from the developer. If the deed conveying the reference lot from the developer is dated prior to the deed conveying the subject premises, the developer will be run for the period between the dates of the two deeds looking for any easements or agreements that may affect the subject premises, but not returned in the reference report. If the property is a unit within a Condominium, a title examination will commence with the deed out of the condominium sponsor. A reference report will be supplied. In addition to the normal chain of title being run out, the sponsor will also be run to date for any easements or agreements that are indicated in the County's document index. The condominium declaration will be checked to verify the unit's prescribed ownership in the common elements of the condominium. Schedule "B" documents (easements, C&R's etc.) contained in the policy will not be provided unless specifically requested by the client. The completed Full Search or Reference Search (Developer Forward with Supplied Reference) will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded as public record in the County Clerk's office within the relevant time period. Grantee-Grantor Name Search (XN)

A Grantee / Grantor Name Search against a specific name will be searched for 20 years, unless otherwise stated by client. This search is comprised of research of the deed indices records in a specific county under a name provided. The completed Grantee / Grantor Search will include a copy and an abstract of any deed(s), currently held in title, that affect the individual. The search will not include any information that pertains to mortgages, easements, agreements, covenants & restrictions, boundary line agreements, or any other recorded document other than the deed(s). No filed maps will be provided. No surrogate searches will be performed.

Health Search (HE)

In New York City: A request to the city's Health Department for any open window guard violations filed against a specific address. Outside New York City: A check of the county health department records for all outstanding violations.

Highway Violations (HV)

A report listing open sidewalk notices filed against a specific block and lot.

Housing and Building Search (HB)

There are two separate agencies searched for this report. Part 1, A.I.S. will report any violations posted in the Buildings Department, with the appropriate copies attached. Part two, A.I.S. will provide a list of documented violations and a last inspection date, as per the records of the Department of Rent and Housing Maintenance. Included in the report is the registration status and the Multiple Dwelling Registration Number. (Please see building violation search, BV, for parcels outside of NYC.

Inrem List (IR)

We will obtain, when available, copies of the in-rem mailing lists against a block and lot for specific in-rem actions.

Housing Renewal (DHCR) (HR)

We will submit a request along with a letter of authorization and a copy of the deed to the division of housing and community renewal to obtain a printout reporting if a 6 family of more dwelling is rent controlled or rent stabilized.

Judgment Payoff (JP)

We will obtain payoffs for any NYC issued judgment. We will present the clients check for payment, obtain a satisfaction and file it at the county clerks office.

Judgment Search (JX)

A Judgment search against a specific name will be searched for a period of 10 years and 6 months ending with the specific County Clerk's current certification date. (The subject's name will also be run for NYS Tax Warrants and Federal Tax Liens for a period of 20 years prior to the specific County Clerk's current certification date.). Only those Judgments and Federal Tax Liens, that are still open of record will be returned (ECB's, TAB's and PVB's also run in NYC counties only). If an open lien is found against the subject's name, a photocopy / abstract of the County record illustrating the specifics of the lien will be provided. If an investigation of the actual Judgment case file is required, an additional search will be ordered.

Landmark Search (LM)

We will provide a report reflecting the Landmark Status of a structure and provide posted violations recorded by the Landmarks Preservation Commission.

Last Owner-Deed Search (XD)

A Last Owner Search (deed only) provides a copy and an abstract of the last bonafide deed of record, tax map and any deeds recorded subsequently that affect the subject premises. The following condition can be applied at client's specific request: A Last Owner Search provides a copy and an abstract of the last bonafide deed of record, tax map and any deeds recorded subsequently that affect the subject premises. A surrogate search will be run versus the last owners of the property and a court record search for Lis Pendens will be performed. If this applies, be sure to order a Lis Pendens Search (XJ) and Surrogates Search (XW) along with the Last Owner Search (XD). This search does not include mortgages or liens.

Lien Letter of Satisfaction (SN)

A satisfaction letter from the lien servicer for the respective tax lien certificate will be obtained.

Lien Payoff Letter (PA)

A payoff quote from the lien server for the respective tax lien certificate will be obtained.

Lien Search (XJ)

The Lien Search will be specific to property; including lis pendens, mechanics liens, building loans. NYC counties will also be searched for sidewalk violations, ecb's and emergency repairs. This search does not include mortgages or uniform commercial code liens. Note: Address and block and lot must be supplied by client to identify property and owner name(s) must be supplied (with the exception of NYC counties only).

Lis Pendens Copy (LX)

A Lis Pendens Copy request consists of photocopies of the filed Minutes and Notice of Pendency only. A specific index number must be supplied. If no identification number is available, a different search may be required.

Litigation Search (XK)

A search of the Civil Court and Supreme Court at the county level.

Mortgage and Deed Search (XM)

A Mortgage and Deed search is a title examination of the subject premises going forward from the most recent bona fide deed of record unless specified otherwise. The completed mortgage and deed search will include abstracts of all deeds and open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Standard search copies will be provided. The search will not include any information that pertains to easements, agreements, covenants & restrictions, boundary line agreements, or any other recorded document other than the aforementioned deeds and open mortgages, even if such document was recorded within the relevant time period searched. No filed maps will be provided. No surrogate court searches will be performed.

Multiple Dwelling Registration Card (MD)

We will obtain a copy of the current multiple dwelling registration card from the department of rent and housing maintenance for registered multiple dwellings.

Notice of Default Filing (NX)

Once documents and checks are reviewed, they are delivered to the respective County Clerk Legal Division where they are "walked-on".

NYC Tax Warrant (NW)

We will obtain payoff figures for NYC tax warrants, present the clients check for payment to the department of finance, obtain satisfactions and file it at the county clerks office.

Parking Violation Name Search (PN)

This search will produce a copy of the latest parking violation lien book for a specific name.

Patriot Search (PS)

The Patriot search will determine whether an individual or corporation has been added to the Specially Designated Nationals and Blocked Persons list.

PVB Payoff (PP)

We will obtain payoff figures for parking tickets filed against a specific plate number and / or submit checks for payment, obtain satisfactions, and file satisfactions at the county clerks offices.

Recording Bundle (BX)

This entry represents the collective bundle of documents received for the referenced title number by our office. We review each document (pursuant to our check lists) and recalculate the fees and charges of the county to ensure the check amounts are correct. Documents are submitted to recording office and tracked to insure that they are reflected on the record within a reasonable time. Communication is maintained with the recording office to address any issues. Documents are scanned and kept in a sealed database until they are recorded. Upon recordation scanned image is discarded.

Recording Document (DX)

Once your documents are successfully recorded; we will retrieve the recording information (Recording date; document number; CRFN or corresponding identification number) for each document and return it electronically consistent with the delivery rules set up for your company code.

Recording Inquiry (QX)

Request for information on documents not being recorded by AIS.

Recording Miscellaneous (RX)

ReIssue Search (XR)

A Reissue Search is an update of a client-provided prior title examination, fee title report, or title policy, covering the same subject premises. A reissue must be specifically requested by the client. The search will be conducted from the most recent bona fide deed dated prior to the effective date of the policy. The completed Reissue Search will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Residential Refinance Search-15 Year (XY)

A Residential Refinance Search is a title examination of the subject premises for a period of at least 15 years. The search must go forward from a bona fide deed which is a minimum of 15 years old. A report showing all open violations issued by the Department of Health against a restaurant.

Restored Taxes (RS)

A request that the city of New York restore taxes to a specified date.

Sewer Search (SW)

A sewer search is a report reflecting the appropriate municipal agency's records as to whether the property is hooked up to the municipal sewer system for the 5 boroughs and Nassau county. In all other counties we will report charges for sewer usage.

Short Search (XS)

A Short Search is a title examination of the subject premises going forward from the most recent bona fide deed of record that is at least 2 years old. The completed Short Search will include abstracts of all: Deeds, easements, agreements, covenants & restrictions, as well as open mortgages (including all related mortgage documents) that affect the subject premises and that have been recorded in the specific County Clerk's office within the relevant time period. Standard search copies will be provided. See "Applicable Liens" section for lien searches to be included in all real property title examinations. Liens will be checked for standard periods against the current owner(s) only.

Special Meter Reading (MR)

A special meter reading will be arranged for a specified property. The initial charge is $125 for 1 meter and $25 for each additional meter.

Special Services (SS)

Used for all special service misc. searches.

Standard Copies (XH)

Standard copies are photocopies of any land or legal documents, filed maps and tax maps that are requested by the client by a specific document or index number. If an identification number is not supplied, a different search may be required.

State Tax Warrant Search (NT)

A search of open State Tax Warrants filed against an entity.

Street Report (SR)

For properties within the five boroughs of NYC, an A.I.S. street report will give the street title details and the street mapped condition as shown on the applicable NYC final plan. The street title details will state whether NYC has title, and when and how the title was transferred. In addition, the report includes whether an easement(s) is indicated in the topographical bureau. All other properties, a street report will identify whether the municipality maintains the street area.

Surrogate Search (XW)

A Surrogates Court Search for a Full Estate Proceeding against a specific name for an alleged decedent will be searched against the records of the County Surrogates Court. If an estate proceeding is found, a full abstract of the decedent's will and probate proceedings will be provided. If necessary, photocopies of all or portions of the will and/or probate proceeding will be supplied. A Surrogate's Court Search for a Proof of Death against a specific name for an alleged decedent will be searched against the records of the County Surrogates Court. If an estate proceeding is found, an abstract of the decedent's date of death, the index number of the estate, the name of the surviving spouse, if any, will be provided as well as a copy of the death certificate, if available.

Survey Find (Locate) (SF)

We will attempt to locate the most recent copy of a survey for a property.

Survey Inspection (SV)

A Survey Inspection will examine a specific property and issue a survey inspection report listing any changes to the property structure(s) and to the property which have occurred since the last survey. This report is designed to report on title issues only.

TAB Payoff (AP)

We will obtain payoff figures and / or submit checks, obtain satisfactions, file satisfactions and obtain CDJ's for TAB violations

Tax Assessed Valuation (AV)

A printout of a parcels' assessed valuation for a specific year(s), or a printout of a specific parcels' assessed valuation history as obtained from the New York City Department of Finance.

Tax Bill (TB)

In New York City: A tax bill is a copy of the outstanding tax bill for a property, with interest to a specified date. Outside New York City: We will provide a copy of the tax bill if available for a specific parcel. If a copy of the bill is not available, we will provide the amount of the tax to be paid.

Tax Continuation (TC)

A tax continuation will provide an update on a previously prepared tax search giving any change in status of previously reported unpaid taxes and charges, as well as reporting new unpaid taxes and charges.

Tax History (TH)

A tax history will provide tax amounts for prior years that were issued on the parcel.

Tax Map (TM)

A copy of the latest tax map for a specific block and lot.

Tax Payment (TP)

We will deliver any tax payments on any open charges to the Department of Finance.

Tax Search (TX)

In New York City: The tax search will identify all unpaid taxes and charges for a specific property. The report will list the current year's real estate taxes and the status (paid/unpaid), all current real estate tax exemptions, the current year's frontage water and sewer rental charges and status (paid/unpaid), all unpaid previous year's frontage water and sewer rental charges, water meter numbers with unpaid water and sewer charges and the most recent water and sewer charges for each meter when the charges are paid. The search reports on all miscellaneous items, including charges related to illuminated signs, public assembly permits, boiler inspections, elevator inspection, health violations, mall assessments, etc. The report will also show the current and previous year's property assessed valuation and the property record tax payer. The report is limited to information at the collector of taxes. The report may not include charges posted at other agencies. Outside New York City: The tax search will search tax receiver records for any open real estate taxes on a parcel. All current tax amounts will be provided as well as payment status. The search will also include any existing exemptions that apply to the parcel and will also show whether the current tax includes any special relevies or restored amounts.

Taxes Without Exemptions (WZ)

We will compute tax amounts for a specified property as if there was no exemptions in place.

Toxic Site Summary (TS)

The toxic site summary report combines various environmental databases. The report checks for government reported toxic sites and provides detailed information for each site.

UCC Search (County) (UX)

A Uniform Commercial Code Lien search against a specific name (block and lot also run in NYC counties) will be searched for a period of 5 years and 30 days ending with the specific County Clerk's current certification date. Only those Uniform Commercial Code Liens that are still open of record will be returned. If an open Uniform Commercial Code Lien is found, a photocopy / abstract of the County record illustrating the specifics of the lien will be provided. This search is conducted on a specific county level only.

Underground Storage Tank (US)

A request for information on underground storage tanks from the NYC fire department.

Uniform Commercial Code (State) (UC)

We will provide a report listing all current UCC"s filed against a name, search the NYS department of corporation records and search county records upon request.

Water Bill (WB)

We will obtain a copy of a current water bill showing items that are currently due.

Water History (WH)

We will obtain a complete DEP water history for a specified account number.

Water Payment (WP)

We will deliver payment to the water board for respective account numbers.

Wetlands (Freshwater) (WF)

This search will reveal if a property lies within or near freshwater wetlands. A copy of the wetlands map will be provided for the properties within a wetlands area.

Wetlands (Tidal) (WT)

This search will reveal if a property lies within or near tidal wetlands. A copy of the wetlands map will be provided for the properties within a wetlands area.

Zoning Search (ZR)

We will search municipal records and provide a report stating the zoning classification for the area. A copy of the latest zoning map and a description of the zoning classification will be provided.
